Thanks again, I appreciate your response and totally agree. Everything is important. I’m no pro but everything I do has to look pro and not like a “homeowner did it, now its done - on to the next project”….. even though I’m a homeowner when it comes to this stuff. Things that look fantastic when complete don’t just happen by accident. Professionals like you look at everything to complete a project and it shows in the final product. Thanks for the info about the basin. I remember once coming across a handy webpage that matched the most common sinks with the proper tap(s) so those common issues wouldn’t happen (it was quite extensive) and that’s when it first dawned on me that those were real issues that needed to be avoided. Wish I still had the link lol. Thanks again for sharing your expertise.

I would suggest you take out the cabinet that is to the right of the stove and use it elsewhere in the house -- perhaps in the bathroom or dining room with a hutch above it. Then, I would suggest you have someone install a lazy susan cabinet in the corner between the sink counter and the stove, meaning you would move the stove down a bit and have a small cabinet/counter top to the right of the stove. I would suggest you have the cabinets refinished in white and then paint the walls a pastel you like. If you would prefer white walls, then add white-painted crown molding and paint the ceiling a light neutral blue, such as Sherwin Williams Niagara Falls Blue. Then, I would suggest you choose a favorite accent color and use this sparingly in accessories like towels, pot holders, small vases or floral arrangements, and a valence above the triple windows. For a genuine 1940s look, you might have white ceramic square tiles with a rectangular red border installed as a back splash behind and above the stove. If you are replacing counter tops, I would suggest a light color such as white with a beige or light grey vein or striation for some sort of pattern. You might be able to find the same color and design in floor tile OR opt for a wood floor as another poster suggested.

~$400 including expedited shipping. My GC just had his regular countertop guy do them, which wasn't great.... he had trouble making clean cuts. If I were going to do it again I would have pressed for someone with expertise to cut them. You can see in the image that the facing is not made of the stone peak, because too much was broken during the cutting to make the mitered edge. I'm a little bummed, but mostly pleased with the surface (which is the important part) thus far.

Sorry I am so late coming to your site - you are an inspiration to all, homeowners and advisers alike. For your planting advice, I suggest you call Merrifield Garden Center to see if they will come out your way. They currently have wonderful garden centers in Merrifield and Fairfax (both in Fairfax County) and a new one in Gainesville, but they may come further south to wherever you reside. (www.MerrifieldGardenCenter.com) Even if they don't send designers to your area, they are worth a trip to see their huge selection for a day of pleasure and inspiration, or to pick up some plants. Thanks for the replies! My wife suggested we talk to a local real estate agent, so i think that is a good idea... just that Im not sure how helpful they are likely to be if we arent selling yet :) As for saving for our dream house, I dont disagree, however if doing this up nicely over the next ~5 years or so while we live here nets us some extra in the eventual sale, then that of course will help us as well. Interesting thing happened today actually. I got a knock on the door and one of the older neighbours asked if he could take some lemons from the tree. I of course said yes. Anyway he was telling me he had lived in the street for 40 years. I asked him if the house had always looked like this, and he said no that ~30 years ago the old old owner did a massive renovation and pulled off the timber and put up the bricks and gutted the inside of the house. Interesting stuff!

The mirrored wall looks beautiful, but a mirror behind a sink is likely to be splashed often and will need to be wiped down almost every time the sink is used. Kids won’t do it, and a lot of adults wouldn’t do it either. I would prefer a 12”-14” backsplash, using the same counter material, behind the sink.

Always good to select your taps and position the basin to suit the tap reach from the wall. Most taps will have a similar reach but there are a variety of basin dimensions. This will ensure your basin sits in the most comfortable position to not splash water and miss the basin. I've had a client once substitute the basin we selected at the last minute after the basin hole had been drilled and not tell me. They didn't think that it would make much difference but hadn't accounted for the basin being >50mm narrower so the tap only just passed the edge but when they washed their hands water went everywhere.
Height wise I like the top of the basin to sit between 850-900mm above the floor. Again that means you should pay attention to the height of a counter top basin especially if you're installing wall mounted taps. Planning is everything and critical when installing wall taps as you need to be sure everything is locked in. The amount of times I hear people install wall taps at the wrong height because they haven't taken into account the rest of the items is amazing. A basin height may vary significantly depending on the style such as a vessel basin vs semi recessed so changing this at the last minute might mean the difference between you feeling like it's a tight squeeze to was your hands or a long drop of water splashing... I can't stress enough...lock in your dimensions and stick to them!

@felizlady ... true. But on the flipside the kids are able to see themselves in the mirror without standing on a stool. There's no right or wrong just whatever suits your preference. (luckily the clients were pretty good at cleaning 😉)
