an easier to read plan might be helpful and can you confirm that the deck only reaches the laundry door and is 7m not 11.8m long and please describe your climate and where is north

Thank you @oklouise the plan you attached is correct, sorry for my pencil floor plan (my sketchup skills need some work). Bed 1, 3 + living room wall faces north. We are located in Canberra, Cold in winter, Hot in summer, Due to the deck facing south it only gets used half the year so access through laundry has been ok so far.

Do you have a garage or carport and where is it situated

Hi @siriuskey, yes there is a garage (i think officially it is a carport but it is now enclosed) at the living/dining room end of the house.

Some further info i just thought to mention is the house is on bearers and joists so subfloor access is good if relocating services.

Thanks @Kate, this is the best site plan i could find without getting my exercise book out and doing another pencil plan. I would not say this house has good outside inside interaction in terms of living space connection, however it does have great natural light and cross ventilation. It is 105 sq/m of 1976 spec house.

Is the garage under the same roof, and what level difference

@siriuskey The garage roof is separate to house roof. Garage is on a slab below the floor level of house. We dont park our car in the garage but it is great storage and our access to backyard with trailer. Thanks!

I'll throw a few ideas around .

In spite of what you said about noise , I'd be tempted to go open plan and include the entry into the area . You said about the narrow hallway -- why not do an 825 or 850 wide door to the 'left' of the laundry door , slightly in the hallway ?

One thing ( well 3 ) I'd seriously consider if you did go open plan would be to take out the right hand laundry wall , and enlarge it another 50cm or so 'right' into the old kitchen area , and second thing would be swing the external laundry door outwards , and then you could do as big a series of cupboards as you want in the laundry along the right side wall . There's sometimes a problem with condensation forming in cupboards if you use the dryer lots , but a fan exiting to outside should fix that . So , in a nutshell , a bigger laundry but with cupboards .

The rest is totally up to personal choice -- you have more space by including the entrance , and more usable space as you don't have to worry about walls and doors . So maybe a TV on the wall where the entry is now , lounge around that , a dining in the middle or the far end , kitchen can be 'square' ( 2 or 3 high lots of cupboards in a square ) , or similar but only 2sided , or along that back wall . Decisions . . . . . . .

I know this isn't helpful to you at all but we had virtually exactly the same govie houseplan in Canberra except laundry lined up with from door. We ended up adding an extension via a pavilion through the laundry and turned kitchen lounge diving into master.
But we have North to the rear so that made a lot more sense. plus you might not be up for major renos

The laundry appears very tight with most space used up by doors. Changing the front and laundry doors to swing the other way may help

Thanks @User, i had not thought of making laundry bigger but would certainly increase storage. @C P i have seen many configurations of these houses, when in good condition they deserve a renovation not to be knocked down (just my opinion). We may do a more major extension through bed 2, add master, ensuite, sitting/study when we need more space.

@Kate thanks for the plan, i do like the idea of kitchen through to deck, and there are some good spots for storage also.

Is it possible to put laundry outside on the deck? Then master bedroom will have an ensuite.

a laundry outside the existing building will require approval from local council and if you have long term plans for an extension why not make one plan for everything at once and instead of losing an existing bedroom consider a separate building with a connecting link but you need to decide what rooms you need but something like this might work or you could have a new kitchen and laundry in the extension
