Comments (3)An Architect is the creative person that you need.........We are trained to think outside of the box and to give our clients the dreams that they could not envision on their own. We are also trained to design and present winning presentations for city review approvals...... Of course, not all architects are equal so you might have to shop around a bit for the one that you like best. Look at their portfolio of projects........Call their references and see that their clients loved working with them. You can ask as many as you want for proposals.... Comments (14)We have a 900x900 shower and it's plenty big enough. Neither of your proposed layouts looks that great, to be perfectly honest, sorry! In the first layout, you could improve it quite a lot by swapping the toilet and vanity (centre the toilet under the window on the bottom right of the picture if possible), and having the shower door on the other wall (beside the door). Then, you could have a towel rail on the wall beside the door (i.e. behind the door when it's open), which would be accessible from the shower but hidden when the door was open. An 800x1200 shower might be a good size for your space. You'd have to choose a toilet that doesn't protrude too far, plus a narrow vanity. With that layout, you could have a long but narrow wall-hung vanity, with a big mirror covering the wall between the windows, which would make the room feel bigger and would give a good amount of storage. Comments (6)You are correct the place does and always will look a bit sparse when you only have blinds. The question with curtains is sometimes dependant on what climate you live in and I am not sure where you are so I am going to say. If you need curtains for heat go for a quality curtain to the floor with a fabric that is not stiff (as I discovered I now own after buying curtains off line for my spare rooms). The expensive curtains I brought for my living room have a softer texture and hang so much nicer. As I need Curtains / Roman blinds for heat I have backing fabric etc on the expensive made to measure ones, where as the cheaper ones are just thermals. If you only want to add a curtain for looks and do not require it for heat I would recommend going with a lovely sheer / half see through fabric that drapes really well, this will add a point of interest and you can colour match or add a loved colour to a bare - white on white - cream on cream - colour scheme....See MoreHow much to invest in renovations for property sale
Comments (4)Thanks Ruth, I started off with browsing house values around the area, and Homes.co.nz is a good trade me site -spoke to agents for some tips. And now Im calculating how much I need done to give it a wow factor which is inline with the neighbourhood similar house valuation and one that was sold as well.. Its a long process Im sure - but hopefully being realistic and doing my homework diligently and plan it well-attention to details....it will somehow give me something to think about. Attention to cost specially. I have an excel spreadsheet to work on which my kind accountant taught me.....Feel free to contact me -we can share some tips etc. theres still a lot to plan before I embark oh hiring a designer/architect-for major changes as it needs to be properly drawn and submitted to council. (My motto =I hope it works on this is HAVE A PLAN, WORK ON IT AND GET IT RIGHT THE FIRST TIME.) TIME AND MONEY SAVER. Next would be a hunt for a builder that you can trust and rely on= it will be a nightmare to find a really good one for reasonable cost. I have no contacts for now.
