You have some good ideas but if you're going to sell soon and aren't planning on taking the soffit out, I would just do some minor changes and keep the cabinets (just add a couple cabinets). I wouldn't move the sink but just get a nice stainless steel sink and update faucet. I'd get a stainless stove vent. Remove the wall on the left of the refrigerator but then just do a small pull out pantry on the right of the refrigerator. And, put a cabinet above the refrigerator and make it look built in. A glass backsplash, can lights on the ceiling and pendants above the penninsula. I think a raised counter will make the kitchen/room feel smaller.

Thanks for posting new views of your room. You are right, nothing can go in front of the paneling, and we won't block the built-in cubby. In that case let's work with the rest of the space. I found a picture on Houzz for your gallery wall. I think this will allow you to bring in color and texture and interest to your wall without taking up space like furniture would. Try to play with portraits and a couple of paintings in there too - mix it up. Otherwise I would not put anything at the top of that landing (I'd remove that console table). That picture wall should be enough visual interest to your space and it'll draw the eye to the furthest wall as you walk in your house. I would try a small piece with closed storage between the bottom steps and that door by the entry. It looks like the space is no wider than 26", so it'll be a challenge to find something that fits and is tall enough. I would not use the wooden piece you showed above because you want wider proportions and fairly narrow depth so you don't bump into it as you walk by. (something like this ) I would hang a mirror on top of primping. By the cubby you could add a single seat stool. I'm not particularly suggesting these colors for the stool and bombe chest but something along these shapes. At this point if you do that big picture wall and add these two pieces of furniture and a mirror, you might not need to hang anything on the wall above the cubby. Also, I noticed your chandelier is quite substantial for the space and hanging pretty low. Would raising it a little or replacing it by something a little smaller be an option?

Your layout for you kitchen looks really good and would fit well with the mixture of black and white cabinetry. With the lament bench top, we would suggest melamine (entry level cabinetry) or acrylic bench top, which can come in high gloss feature or matt. The matt surface would go lovely with your choice of bench top, and acrylic is also a affordable cabinetry material. Below are some examples of how Reno4u has incorporated both black and white cabinetry together, without making it to dominantly dark. We feel as if these examples would be perfect for your layout, and depending on if you want more black cabinetry or white you can go either way. This design above is an example with more black than white, can be made matt or gloss with different handles/splash back and wallpaper. With a u shaped kitchen similar to yours, however from the pictures you provided your style may include different design below the island bench. Thanks Mel. We'll see what we can do to make the rumpus enclosed - it's probably more of a "man cave" at the moment :) Grandad had a dining table in his current place (which is bigger) and got rid of it because he never used it. He also wants more bench space than he currently has. So, this was a deliberate choice rather than a compromise due to lack of space. You've reminded me now that someone did warn us earlier in the design process about the back and forth between wardrobe and bathroom becoming annoying over time. We don't currently have an en suite so it feels wonderfully convenient for us by comparison. However, that feeling will change if we realise it could have been even better. We did have the en suite off the wardrobe in some designs but have been warned this can lead to dampness in your clothes no matter how well ventilated the bathroom is (especially in Auckland's humidity). Would love to hear people's experiences of this configuration - good and bad. On top of that, there are lovely private bush views to the south so we've tried to make the most of those.
