Comments (5)The house looks very livable. I love that you have concentrated on creating one nice bath with separate walk in shower and a windowed tub! Since you have already thought of it, I'm going to assume that the attic is for future expansion and cannot be adapted for use as the current "away room." We are also in the process of designing a small house, and we've designated our study as the "away room." Ours will open off the dining room. If you switched the locations of the Study and Bed 1 on the same side, you could put french doors or an extra wide door with etched or decorative glass from the hallway into the right hand corner of the study. This would give you a really long diagonal view through the lounge and out the french doors, and from the lounge through the study to the window at the far end... The study window should be increased in width to match the neighboring window in Bed 1, and it then becomes ripe for a small window seat, either a clip on bay bumping out, or a "built-in" bay using narrow built ins on either side. Or both: build "in" for now, putting file cabinet drawers under the window seat, and angled corner units in for storage, and add the bump out bay later when you know whether your offspring would prefer a really cute desk, or a window seat, or a bed nook. You would, alas, lose the door from Bed 1 into the bath.... but honestly, there are lot of doors into that bathroom already, and that one has substantial collision potential. It might be best to make the single access point that door from the laundry. Either a glass panel set high in the bath room doors or a transome would make it easy to tell when someone is in the loo. Other ideas would be to split the nook under the stairs, so that half the depth opens to the lounge, and the other half to Bed2... with the wall thickness, you probably get close to 600mm or 2' on each side. Add a deep bookcase or other built in, and you're easily at a depth that makes both spaces very tucked in. Lastly, if funds allow a shallow bay window over the kitchen sink would visually expand the kitchen, particularly if you could arrange it so that the counter runs right into the bay....See MoreNeed urgent help with floor plan!
Comments (8)Just wanted to post the most recent plan that incorporates all of the suggestions that I have received from the very helpful people on the Internet! Changes made: - added an extra bathroom on far left of the house near kids bedrooms - changed the toilet/main bathroom to move the shower over to the toilet room so that we could have 2 separate kids showering at a time (without coming into our room - although that remains and option) - moved the door to the library so that it doesn't look into the toilets/bathroom - optimised the space in our bedroom by moving walk in closet and bathroom around. This modification even allowed us room for a tub in the bathroom a so thankful for that suggestion! Now we just have to find room in the budget lol Questions: - when you walk into a bathroom, do you prefer to walk into a shower (from the door) or into a toilet? What would you prefer visible from the door itself? Logically you are going to use a toilet 9 times out of 10 so you would think that should be there first, but there is something odd about walking past a door and just seeing a toilet there... Thoughts? - is there enough room in the 2 bathrooms we created by joining the toilet and main bathroom? Dimensions are 3m by 2m (roughly) and with a shower coming out about 1m and the vanity about 550mm, that leaves more or less 1.45m to walk around, surely sufficient? Comments (3)Hello Jess. Some concern with your laundry and living room entry door, this is a high traffic area and you have door collision. Would you consider flipping the laundry and having access from the garage? If not consider some folding doors instead. For the ensuite layout I would switch the toilet and vanity but use the bedroom wall to house the vanity. Consider a sliding door shower. Just wondering if you would square off bedroom 2, it seems the extra space in the master is wasted anyway. Bedroom 2 could put a desk there, another bed, just seems a bit more practical. Comments (1)Hi Mandamaree, You are fairly limited in space and in the size of the bedrooms to introduce what you request without compromising these spaces and future expansions to the house. The lounge too is a bit of a thoroughfare in the current layout. However, a few suggestions to ponder. Ensuite to B1, this could be just a 1m wide x 2.7m long space either along the wall to bedroom 2 or expand the wardrobe to 1m wide and re build a 600mm int. depth W/R along the B2 wall. If you used the existing wardrobe for the ensuite though, B3 would have no robe, but if it is to be a study, this may not be a concern. Alternatively, you could build in the space where the back door is and incorporate a toilet beside the laundry. Put the back door in the laundry. The toilet could be either beside the bathroom or B2. You could also economise by not having two accesses to the back corridor. (one from the living room and one from the kitchen) If you are looking at renovating the kitchen, I'd block off the back hall access opening and build a full wall of bench and joinery along that wall and either make an opening in the wall between the kitchen and living room or open it all up, except the back 600-700mm portion at the end of the joinery. If you remove the wall between the kitchen and living - might need a beam to replace it, then I'd extend the peninsular bench between the dining and kitchen, making sure it does not make the dining too small. You should have a minimum of 1200mm between kitchen benches so 2560 is good for this. You can butt the dining table upto the peninsular and still have 5 people seated around the table rather than have a breakfast bar. The space is too tight for a bar. Storage - always a drama in these older homes. Work high level units into the laundry and if possible, the bathroom. If you can afford to lose a few mm from the living room, make B2 robe the proper 600mm deep and include the old fireplace area too. As it is only a guest room, make part of that for the storage you need, i.e, suitcases, boxes of 'stuff' etc. The robe in B2 should be no less than 1200mm long to future proof this as a kids room or for rental. You could replace the under stair cupboard with a full height cupboard by flipping the laundry onto the stair side. You can then introduce a second door to really seperate laundry from bath if that is your design. This is a bit of work for a small gain in storage

3 years agoI have just seen the comment on the door needing to remain, so the shower could have a simple glass door that you can't see through, an indoor outdoor shower, with ceilings being 2.7 it could be perfect.
The following would give you a 3 way bathroom

An alternative layout that leaves the toilet and vanity alone, but does require moving the 4 walls near the hallway to have enough depth and width for a washer/

I hope the following examples show how the passage entrance into the bathroom makes best use of the space. bath shown is 1500 x 800
The original entrance is a separate space, where as the suggested entrance uses the entrance space as part of the vanity space

Is this what you're thinking? I can't see why not.
It's an unusual space, with a million different ways to approach it. It's up to you what compromises you're happy with.
