You have some good ideas but if you're going to sell soon and aren't planning on taking the soffit out, I would just do some minor changes and keep the cabinets (just add a couple cabinets). I wouldn't move the sink but just get a nice stainless steel sink and update faucet. I'd get a stainless stove vent. Remove the wall on the left of the refrigerator but then just do a small pull out pantry on the right of the refrigerator. And, put a cabinet above the refrigerator and make it look built in. A glass backsplash, can lights on the ceiling and pendants above the penninsula. I think a raised counter will make the kitchen/room feel smaller.

You could do a wet room on the south end of the room with the tub and shower combined to conserve space. Window would go above tub, however with privacy in mind it would not be low as you have in your cad drawing. see photo. Vanities would go on the west wall with toilet on the east wall. I am guessing at the dimensions because you mention meters and in the US we use feet, but it sounds like about 9'x15" ? The location of the entry door really impacts the layout of the room, but it looks like it cannot be moved.

With the pantry being located where it is, it provides a opportunity to make it inbuilt and continue your bench top along. This would then provide more bench space and would make sure you are using that wall to its full potential. However for space and flow and to make your kitchen more ascetically pleasing, we would suggest keeping the island bench and making the appliances integrated. This provides opportunity to make that far wall a feature wall, which can be as simple as a blackboard or pictures, to making it a colour feature (depending on you cabinetry) or even to make it high class you could create a wood paneling feature. I hope this helps, either way you can add bonus features to your kitchen, you can create more storage and bench space with changing the pantry, or you could make a design feature out of that wall. Hi, I am building a new house, there will be large sliding doors the full length of the living area cos the view is great. Unfortunately there’s also a road in front of the house! I can mitigate this a bit by having a raised earth mound with grasses on top, also the glass will be tinted (subtlely) but this won’t be much help in the evening when the lights are on inside. I was wondering about strip lighting the edge of the deck or outside walls to counter (or replace) the inside lighting. I don’t want to burn up too much energy though and we are near a dark sky preserve. what about something hanging from the eaves that’s spot-lit?? Any ideas please! - it’s a simple design with a mono pitch roof lower side to the front. Thanks in anticipation BBL
