Comments (9)Yes, measurements would help. Thank you aldrea1 for other explanation, though. That helps too. It sounds like you are going into a total gut-job! I love this! Great opportunity for your creativity. Also, it looks like you have a petite sized stove. With total remodel you can upgrade to a standard size range. Is this part of your plan? Are you going to replace any appliances? It would be good for you to keep sink and stove in original locations. It is complicated to move the stove's exhaust fan and the sink's plumbing. Not impossible, but probably $$$$$$$ and a lot of hassle…. So, I would start planning with those items--stove and sink on current walls. Wherever you put your refrigerator, it would be best to be sure side view is hidden. If refrigerator stays in current position, you could make peninsula a little smaller, so wall on the right of kitchen entrance could extend further and hide refrigerator edge----Or, move refrigerator to another location… Not too far from sink and counters, though. That would cause you inconvenience. You want a work triangle with not that many steps in-between. Do you currently have a dishwasher? Or are you planning to add one? Comments (13)These houses were designed to look good from the street, regardless of what the orientation was for the Sun. Everything depends on your budget and how far your prepared to go. A friend's house in Queenstown faced the street, the toilet and bathroom had the best view of the lake and the Sun. They got a house removal Coy in, jacked it up put it on the truck drove out and turned it around and reconnected all the services. It then faced the North and West great views and warmth, doubled its value in 3 days!. I replaced my storage water cylinder with a outside gas one, picked up enormous space in our laundry. Another tip is to draw up your "dream" plan, then overlay it over the existing and see what you can really do, your then not influenced by what is already there, and often get a much better insight and removed from the existing. Comments (2)As well as echoing homeprojects advice , a few other things that look a bit 'funny' to me . Firest thing I would say is I'm on a 13" tablet , so everything is small , and I can't read quite a bit , like measurements , but I think I've got a fair idea of the design . TRhe other thing is that it says proposed groundfloor , but there's no stairs I can see , so is there an upstairs , and if so , what is there , and how do you get there ? The garage looks small , if its to scale you won't fit tools or the other 1001 things in there , you'll bash the car doors on each other , no bikes , all problems , nothing much positive . The laundry looks weirdly positioned , on several 'levels' . I'd possibly move/rearrange things so the laundry was about where the pantry is , with an external door . That means though the pantry has to go somewhere , so maybe where the bathroom is , and move the bathroom to where the laundry is ? Another , more logical ( to me anyway ) option would be a long ( or wide -- widthwise behind the kitchen ) pantry , and a long laundry that slots between the 'left' bedroom and the pantry . Basically , split the existing pantry and bathroom down the middles horizontally , whereas now it is vertical . That gets that bathroom closer to the bedrooms ( by moving it to the proposed laundry site ) , but also closer to the hallway for guests . The master with ensuite in the middle is unconventional , not neccessarily bad , but most people would expect the master to be the front bedroom . More an observation than a criticism , but of course , up to you ( and whether you intend to resell ) . And my final observation -- the lounge looks cramped , even the dining is a bit of a compromise . If there is another storey , that may answer that , but its got me confused . Comments (0)Miramar Kitchen Makeover Getting from a Then to a Now takes commitment and we could not be happier for our delightful clients. They tell us they pinch themselves every morning and what an utter privilege it has been to contribute to a space filled with joy. Before: After: As with any meaningful transformation, this one started with thoughtful consideration of space planning. This previously busy space now feels relaxing and spacious whilst also adding a laundry, having more kitchen storage AND accommodating uncluttered display features. It's a great example of the power of a good layout and bringing in the light :-) Before: After: One 21sqm room contains three zones that are cohesive but also occupy a distinct space practical for their function. The new kitchen layout is a galley (meaning no corners), the dining table that was against a wall is now centralised giving access from all sides, and a laundry occupies a corner formally filled with unused fireplace. Before: After: The new layout is a galley style kitchen with the main benchtop extending the full length of the outer wall. It comfortably accommodates space for a long working bench, storage cabinetry, main kitchen appliances, as well as the contained laundry unit. No corner goes wasted with this particular layout. Tall elements such and fridge freezer and pantry are located on the opposite wall so they don’t block light or views. Adjusting the existing windows allowed for maximum bench space and a clear wall for cabinetry, hob and extractor as well as a succinct shape for a feature tile. Before: After: The former kitchen and dining room didn’t utilise the space as efficiently as it could. We removed the fireplace, reconfigured the room layout, added a laundry, tweaked existing windows to allow for a more open and accessible kitchen design and brought more natural light into the space through skylights. Before: After: NEW LAUNDRY The ‘Laundry in a Cupboard’ is in an accessible area with plenty of room around it when in use but able to be shut away and appear as one with the kitchen. SPECIFIC FEATURES • Enclosed cupboard space to fit washing machine and ventless dryer. • Space to accommodate a dirty laundry basket and a laundry basket for clean washing. • Tall and narrow cupboard for ironing board, floor mop and Dyson vacuum cleaner. • Higher additional shelving for infrequently used storage e.g. Christmas decorations. Before: After: SKYLIGHTS The wall was able to be used by deleting an ineffectual window and raising the height of another so a bench to run underneath. The natural light was generously supplemented with the inclusion of three fabulous skylights that bathe the whole space in light.
