I think the way the real estate photos have the furniture arranged is good. You could have less bulky furniture, but in the same position with your tv unit along the wall. Would it fit along the store door wall anyway? The other alternative would be to have the sofa against the wall with single chairs. This would look more open. The tv unit on store wall if it fits. Where are the power points and tv points?

You should be able to easily fit a 6 seater rectangular table lengthways along the wall by the kitchen. With the tv unit placed where dreamer has suggested, a large corner sofa instead of a sofa and 2 chairs would give lots of seating area without obstructing any walkways. A round or rectangular coffee table would finish it off.

I would rather have the windows free of furniture to let the wonderful north sunshine into home and enable occupants to look out to the greenery of the backyard when sitting in lounge area. Putting a lounge against the window would block the view.

A sectional sofa would look great, or a curved sofa and two chairs would look beautiful.

UPDATE - we have put in an offer but can't exchange until the 5 March, so someone might come in and have a higher offer or able to exchange sooner. I really hope not because I have now started picking out our furniture!! I have moved in already in my head!

Yes I agree that the couch is better on the far wall not in front of the windows. the room will look larger without it blocking the view too and without the back to the walkway. UPDATE: We ended up getting the property! Such a cozy home. Still decorating, going to get some of my photography printed for the walls, but here is our dining room so far!

We got a second hand couch. Not the one I had planned but much more practical for guests. Think the light still comes in nicely.

Looking beautiful, your couch was a great find, adding a couple of textured cushions along with your jade one would look lovely and compliment the rug, still lots of lovely light coming into your room. You could always add an ottoman coffee table for extra seating if needed. You must be very happy in your new home.
