New space has more than 12 times as much exterior glass to flood the space in natural light (all glass is frosted for privacy). This Castro neighborhood remodel presented the challenge of transfroming two rather ordinary, window-less bathrooms into modern spa-like rooms. We drew upon water for our inspiration to create a cool and refreshing feeling. The master bathroom tone is established by Carrera marble floors and walls of handmade glass mosaic tiles the color of water flecked with subtle streaks of dark red. A wall-hung wood vanity inspired by a piece of modernist furniture appears to float above the floor. Decorative light fixtures placed directly on the wall-to-wall mirrors bring together the tones of the wood cabinet, polished chrome plumbing fixtures and white porcelain sink. At the powder room, a backlit shoji screen in a narrow slot opposite the vanity was introduced as a lighting element, creating the impression of natural light from a window. Photos by Mark Brand.

This hall bath, which will serve guests, features a show-stopping green slab stone which we used to wrap the tub, and do an extra-tall countertop edge detail. It brings a soft pattern, and natural glow to the room, which contrasts with the slatted walnut floating vanity, and the off-black ceramic tile floor.

Cat Neitzey from Reico Kitchen & Bath in Fredericksburg, VA designed a modern and accessible primary bathroom remodel featuring Merillat Classic cabinetry. The bathroom cabinets are the Lanielle door style in a Whisper finish, complemented by hardware from the Jeffrey Alexander Alvar Collection. The countertop is MSI Frost White quartz, accompanied by black fixtures from the Kohler Tempered Collection. The bathroom also includes Atlas Tile Grespania Trivoli 12x24 wall & floor tile, as well as Pan Lungarno Nero Penny with Nero Chevron Accent tile. Cat expressed her gratitude for the opportunity to work on this project. "The style the clients brought to the table was so fun, and the showroom appointments were creative and interesting. This fully accessible renovation in a multi-generational home addressed practical concerns with standard construction. Meeting accessibility guidelines and ensuring proper installation were our top priorities. Since it was built in 1910 by Alfred and Grace Hare this home has been lovingly cared for by it’s past and present owners, and for that care it was declared a Los Angeles Historic Cultural Monument. The home’s charm is everywhere: stone porch, shingles, original wood wainscoting and trims, glass buffet, but our clients’ young family had desperately outgrown the tiny kitchen. With thought, care, and quality workmanship an addition at the rear afforded them a new kitchen and main bedroom suite. Hive Home designed the kitchen to marry modern function with the home’s historic whimsy, creating a fresh space that feels right at home. The main bath is a soothing respite with a custom colored historic tile floor and a generous shower space. So many subtle details were decided on (keep an eye out for the hares), and we couldn’t be more thrilled with the result. We hope our clients love their new space for many happy years to come!

This new build architectural gem required a sensitive approach to balance the strong modernist language with the personal, emotive feel desired by the clients. Taking inspiration from the California MCM aesthetic, we added bold colour blocking, interesting textiles and patterns, and eclectic lighting to soften the glazing, crisp detailing and linear forms. With a focus on juxtaposition and contrast, we played with the ‘mix’; utilising a blend of new & vintage pieces, differing shapes & textures, and touches of whimsy for a lived in feel.

This four-story home underwent a major renovation, centering both sustainability and style. A full dig out created a new lower floor for family visits that opens out onto the grounds, while a roof deck complete with herb garden, fireplace and hot tub offers a more private escape. All four floors are connected both by an elevator and a staircase with a continuous, curved steel and bronze railing. Rainwater collection, photovoltaic and solar thermal systems integrate with the surrounding environment.
