Bronan, if you are over 13 and under 21, then the possibilities are really fun with black wood furniture in a room that could be set up with a ballet barre, or used as a dance practice studio as well as a bedroom! Since the floors are dark, you will need to keep the walls light, Usually in a bedroom you start with the colors in your bedding. You might paint an inspirational quote at the top of the mirror in the dark coral (using a stencil) so that you visually fill the space between the top of the mirror and the top of the window. Hang it mid-height - eye level when you sit plus 15 degrees . . check out the amazing sconces you can put on the entry wall - shades of light petersik pendant with home-made trim wood brace to pump it out from the wall since the power is high? over the console? round wood table in middle - even a hd butcherblock round on a painted drum base in trim tone? With those tones - teal gray, biscuit, creamy off-white, muted blue-greens - paint your white chairs and a hand me down bench wythe blue and find a graphic sunbrella print with a little blue green, chocolate and orange for cushions and pad skirts with velcro at the table . . make a galvinized pipe leg / plank 1 x 12 / clear finish console for behind the door . . now you are cooking with gas . .

I would look at this room from 2 angles, in this order: convenience (as you have young kids and need everyone to be able to fully use it) and aesthetics. Equipment and accessories: #1 - first look at what is necessary to have in this bathroom: a place where to keep soap, toothbrushes, toothpaste -- all within easy reach for all users (including not-tall-enough kids) #2 - a cosmetic mirror ? #3 - a towel rail #4 - a small cabinet for storage Ideally, #1 should be stored directly on the sink, as it's lower, within easy reach for the kids (see below photo from one of our baths): You can do this also witha smaller sink, like the one we use in the half-bath: If you'd like to keep the one you have (which is really nice), you'll have then to use a shelf (as also suggested by someone else above), and I'd propose one of white porcelain and not one of glass, as it's a lot less reliable with children around. Below, an example of what I mean. The shelf should be installed as low as possible to be reachable by the kids, but also the mirror should be much lower, so that they can use it (much more interesting for them) without having it too low so the adults can't see themselves anymore. Thanks for the replies! My wife suggested we talk to a local real estate agent, so i think that is a good idea... just that Im not sure how helpful they are likely to be if we arent selling yet :) As for saving for our dream house, I dont disagree, however if doing this up nicely over the next ~5 years or so while we live here nets us some extra in the eventual sale, then that of course will help us as well. Interesting thing happened today actually. I got a knock on the door and one of the older neighbours asked if he could take some lemons from the tree. I of course said yes. Anyway he was telling me he had lived in the street for 40 years. I asked him if the house had always looked like this, and he said no that ~30 years ago the old old owner did a massive renovation and pulled off the timber and put up the bricks and gutted the inside of the house.
