I think your layout is generally good. With a one bedroom it's nice for guests to have access to the ensuite without having to walk through the bedroom. One thing I do notice though is that there is a lot of hallway/storage/circulation space in the center of the building (in the two bedroom portion) that might be better used as living space. You could pretty easily make the ensuite in the one bedroom larger for example. The wash house space seems unnecessarily large to me as well. You could push the wall dividing kitchen from wash house almost all the way back to where the toilet door is in this plan (you'd then have the toilet door open into the wash room to the right from this viewpoint rather than straight ahead). This would leave much more kitchen to porch access, which would be nice.

Depending on latches and fixing area, etc - you could get a good glazier with a bit of finesse to custom make a mirror to fit into the window area, and then just centre the vanity below the window. Provided the window glass is obscure, it will still look like a window from the outside, but you'll have an interesting recessed mirror in your bathroom! (hope that makes sense) But, If you want a seperate shower then it looks like you'll have to alter a lot of plumbing anyway, so you might as well move the vanity while you're at it.

I have been going round in circles trying to plan a renovation so would greatly appreciate some advice... Current floor plan: Current layout (contents are sketched and not to scale sorry) Desired outcomes: A more defined 'entrance' area (some people have commented they like it as it is, with the front door opening right into the house, but I would prefer a specific entrance space - be interested in peoples opinions on this) A more spacious main bathroom, with separate shower and bath A space for a home office (ideally with room for two, but that's not essential) An en-suite for third bedroom (ideally toilet, basin and shower; but might not be able to fit shower) EDIT: we really want a nice master bedroom and a nice guest room, hence the desire to add an en-suite to bedroom 3. Even though it is smaller, we have toyed with making Bedroom 3 the master as it's away from the street so is quieter and more private, plus it's not an ideal location for guests being near the laundry and kitchen. And then bedroom 1 would be the guest room. This is where I got to before I decided I needed advice! Personally, I'm not a fan of it so originally planned to move the en-suite door to be off the bedroom.
