Hello There: Your home looks like it has some good bones and period features. No one has yet to comment on marrying subway tiles on lower walls, with tongue and groove cladding on upper walls of your space. I am thinking this finished look could well end up looking quite "busy." Lots of competing "grid" lines, etc. If I understand correctly, this space is actually, or ultimately will be, a bathroom. Perhaps you do not want a wood product on lower sections of the walls because of potential water damage, etc. That said, there are excellent paints, sealants, etc., that you could apply that would guard against this. If painting, using Zinsser Sealant as base coat is a good starting point. As another alternative, you could use much larger tiles on lower portion of walls, oriented vertically. I am thinking 12" x 18" (or 24") tiles. Of course, these are more challenging to install, given their greater size and therefore, weight. Despite this, if you have an excellent tiler, it can definitely be done. For example, you could choose glass tiles, either clear or coloured. Going even further, you could install glass panels to lower sections of walls. You could "back paint" them or not. You could apply paint or even wallpaper (with a wonderful design and colour way you'd likely never tire of) prior to installing glass panels. The wallpaper idea, especially if design is more curvilinear in nature, would not be competing with verticality of tongue and groove, but rather, would complement and enhance it. If beautiful wallpaper (or heck, even a mural or timeless design could be painted directly on walls) is applied and then covered with clear glass panels, the overall effect would be akin to that of an art installation. Naturally, glass panels would be considerably more expensive, but would provide a more seamless, less cluttered appearance. Should you like this idea, simply check what thickness of glass would work best, both for aesthetic and safety purposes. If you have a bit of time to shop around for best supplier and price point, you could well suss out a source that will not "break the bank!" :) To affix glass panels to the walls you want to use hardware that is anodized. As an idea, you could use anodized lug nuts that are usually used for automotive purposes. I just looked up "anodized lug nuts" and see they are available in wide array of wonderful, decorative colours. This hardware would be visibly holding your glass panels in permanent place, but they would be a small attractive design element, ultimately adding another layer of visual interest to your space. I believe glass panels would tie in very well with your great, textured/mottled glass panelled door and transom. Too, I think the overall look would achieve a really attractive marriage as various materials, along with period architectural features would "read:" old, new, and timeless. windows in master bedroom need to allow views and privacy and much as i would prefer bed on NE this keeps the bed in view towards and from family room so prefer bed on south wests wall and small sliding doors pushed towards north side of room with tall narrow window beside sliding door and highlight window for light with privacy and wall space for chest of drawers...acknowledging theta the pwdr doesn't have a window but my suggested arrangement uses less total space more efficiently and is better for older kids and long stay visiting parents (more people can use the various options at the same time) and a small ventilating skylight will exhaust and brighten the toilet and vanity area ...the wide door into the lounge can be a stacker or stable door so you need to investigate local options (and everything is expensive unless it does what you want...we always use solid core doors that can be ten times the price of a basic hollow core door but love them so we economise elsewhere) and barn door between entry and family would be OK as long as you like them and it doesn't compromise lounge doors but could look ok if both doors are the same style and different widths...and location of dishwasher is personal and if you have already been unhappy with sink in main kitchen then have it in the scullery...main advantage of my suggested kitchen location is that it's closer to the front and the family area and external doors and the pantry uses the central space that can be much better illuminated with another ventilating skylight instead of a tiny external window and noisy exhaust fan

I didn't see this either , and how long is a piece of string ? Wellington ( a bit like parts of Queenstown ) is known for steep slopes and high winds , so the actual design will affect things a lot -- my sister once 'conned' me into moving her to Wellington when she got a Government job . We loaded one of my small trucks and drove several hours , when we got to her new place on the side of Mt Victoria with lovely harbour views , it seems she had forgotten to mention that the new house was the one up there -- yes , a 1920's build 130 steps up from the street . Hard enough moving a glass fronted china cabinet and solid Kauri 1880s dining table -- imagine carting every bit of timber , tile , window , kitchen appliance up there !

Our builders have picked up on a problematic weather tightness issue where the free draining deck meets the house. Due to this steel being a C section steel there is no real way to put flashings in around this area and be 100% confident water would not track back in along the steel. Given the location of this being north facing it is exposed to very high winds also making this issue more highlighted and we are not prepared to build the deck without weatherproof details that will not fail. The suggestion is to move to a more conventional non draining TPO Deck which is a huge price increase. Anyone have any other options??
