@thinkforothers, Ha-ha that's so funny about your American trip but yes I use the duvet as a top sheet. As for getting the dooda back into the cover, I have a pretty simple method and it doesn't take allot of effort nor does it include being swallowed up by the duvet in the process as you said ha-ha..... but there is a bit of back and forth around the bed. I flick the duvet open onto the bed, I grab the one corner of the doona head up towards the respective corner and pull the duvet back towards my hand a little too and place it down, repeat on the other side, then I grab each top corner seperately holding the doona firmly in the corner and pull it up to the headboard, whilst walking back to the end of the bed I lift the cover slightly, allowing the doona to get further swallowed up by the cover, then I'm left with slipping either corner of the doona into the duvet. I do up the buttons then holding the bottom of the duvet, I flick the cover, towards the headboard, so that the doona edges forward in the cover and even flick the doona on both sides of the bed left to right and vice versa and it's usually perfect. Its very easy doing a single doona by again spreading the duvet over the bed, grab the doona corners, one in each hand, walk them up to the corners, lay it down then pick up the dooda by the top corners and shake a few times just straight down, even stand on a safe stool or on the bed and you will usually find the duvet with eaze it's way down with just the bottom corners to slip in and again voila!!! Unfortunately, when I bought two of my duvet sets from Ezibuy, I bought NZ king which is a bit wider that an Australian king size and I didn't know that at the time and I have a bit of slack on the sides but it doesn't cause any problems and what I mean by this is, that the doona doesn't slip all the way to the left or right, it does stay in place. Low ceilings = flush lights. Before you purchase carpet get 5 or 6 agents round to value. Ask each for their opinion on what they think will appeal best. Ask them if you could get away with just laying underlay. For the wow factor make sure your budget is spent on items that you can take with you - think a huge 6fx3ft mirror, a bright modern art print, a mirrored console table etc. No need to splash out much just one item in a room or two to indicate wow. A patio table and chairs in the garden are also needed for the selling photos as they will help the buyer to see scale and the garden will appear more homely. A bowl of fruit in a chrome wire bowl in the kitchen will also add wow - stage with green apples and yellow lemons for example. So, to sum up the spend on 'wow' should be limited and only to what you take with you. As for the estate agents some of them do try very hard to give good sales advice so when you book them to value explain that the property is being flipped and you would welcome any ideas on how to present it. You may be surprised at what they suggest.

I read an interesting comment somewhere, where a lady invited a group of her friends over to lovingly point out all the problems they saw (through fresh eyes) with her home on preparation for sale. She said she was surprised at marks and damage that she had lived with for so long she no longer noticed them. We "owner built" a home previously, and when we came to sell 7 years later, we painted the garage and did those jobs that we had put off, and it became sad to finally see her at her best, at the end, when we could have been living in a completely finished home all that time. I read about a lady who decluttered her home, had it professionally cleaned (build clean, or bond clean) and had a professional styler do her home and she realised just how nice it could be and decided not to sell. :) ta

I think your layout is generally good. With a one bedroom it's nice for guests to have access to the ensuite without having to walk through the bedroom. One thing I do notice though is that there is a lot of hallway/storage/circulation space in the center of the building (in the two bedroom portion) that might be better used as living space. You could pretty easily make the ensuite in the one bedroom larger for example. The wash house space seems unnecessarily large to me as well. You could push the wall dividing kitchen from wash house almost all the way back to where the toilet door is in this plan (you'd then have the toilet door open into the wash room to the right from this viewpoint rather than straight ahead). This would leave much more kitchen to porch access, which would be nice.
