Your budget is too modest for what you want to achieve. It means that you will have to make some smart decisions about your priorities and decide what are the must-have items, and the nice-to-have items. Clever design that works with the existing structure will help stretch your dollar. But be warned that with an older house that has had a new addition the older parts start to look really tired and time to be freshened up.

Your first step would be to engage a land surveyor to complete a contour, re-establishment and feature survey of your property so design decisions are made with all of the relevant information. You can't afford to make any mistakes or missteps along the way.

I’d look at using family bath as en-suite, moving toilet to other side for access. Ex en-suite becomes wir. Extend out behind bed 2 and bed 3 to get the bigger bedrooms and family bath, using garage for a bedroom depends on its design. And obviously if you remove car a come you have to replace elsewhere. Keep windows to modest size as they add to costs. Laundry/pantry may depend on costs for the primary works.

A (good/competent) design professional should be able to assist you with exploring your options and demonstrating what ballparks the different options/configurations will cost with accuracy in this regard. The biggest misunderstanding I see on these forums with people entertaining renovations or whatever, is the thought that they need to (for some reason) work it all out themselves either with an understanding of cost or not before they hire a professional. This is exactly what (design) professionals (should) do. To answer your question, yes you are most likely unrealistic/dreaming with your budget limit to achieve an extended space including new bathroom and larger bedrooms, taking over laundry etc. BUT there could potentially be an option that achieves something like consolidating works to just an extended Master with ensuite, or extending all Bedroom spaces somehow but keeping existing bathrooms to avoid redoing expensive areas...it will (like as always) be weighing up options and working out exactly what/how to prioritise.

We’re just not too keen on over capitalising on the house, but also plan to be here for the next 10yrs so keen to make it work for us!
250k would only be spent if we could ensure we got all the bits we wanted (bathrooms and bigger bedroom.
