You can put the TV over the fireplace, not the best situation but the way the room lays out it is the only logical place to put it. If you could you should add one additional layer on your mantel that could extend it out another 4" to deflect the radiant coming from the fireplace. I would also mount it on a slimline mounting bracket and have the bottom of the TV no further than 4" above the mantle. Ideally you want the TV to be in as straight a line as possible with your eyes. You don't want to look up too high at the TV, it's like being at a sports bar. Also if you can snake up the power and the HDMI from the cable there is a box they make that has both in one so it makes for a very clean installation.

The first thing I require each of my clients to do before even starting the design layout is to choose their appliances. Your kitchen designer will need the manufacturer's specifications to know what size to make the cabinets to accommodate them. Be aware that there is required distances needed around and island, typically 36" up to 48" depending on placements of appliances. This will dictate the size and shape of the island. Clean lines, simplicity, innovative materials like glass countertops, exotic woods or Italian veneer slab doors, flip or lift up doors can add unexpected touches to a modern/ contemporary space. Hi Geonin, the first thing that I would do is go through your house and de-clutter everything then ensure that everything is spotless and in good condition (pay special attention to the things that you know buyers will look at and things that are touched/handled every day as well as things like appliances and doors - make sure that nothing screams "repair bill"). The second thing to think about is paint and flooring - if your carpet is in good condition have it cleaned otherwise think about replacing it (expensive but poor carpet is seen as a big expense to buyers - particularly if its their first property). Paint your walls a colour that is as light as you can to make your property bigger but remember to tone it in with the carpet and keep your trims neutral (white/black) that will compliment your walls and carpet. Remember lighting and soft furnishings can change the whole look of your home too. During the open house/inspection phase - touches of home will help: smells like fresh perked coffee or baking are always inviting (you can boil some water with a stick of cinnamon and orange slices - just hide the evidence before you leave the house); if your inspections are late in the afternoon, turn on table and floor lamps inside and outdoor lights that'll add warmth.

Here's a couple of ideas that work really well as alternatives to a walk in pantry. They integrate into your wall cabinetry, allowing you to keep central spaces open and free flowing.
