This is why it's always good to have a pro to hold your hand for at least some of the way, (carefully chosen though, check out his/her finished projects, the more varied the styles, the better she/he will be able to understand and adapt to your desires), they can provide the invaluable visual supports too. When it's your own house it's notoriously difficult to see the possibilities, you have it under your eyes the whole time and the defaults shout at you and prevent you being able to see it objectively and envisage the possibilities. you're emotionally involved and emotions always have the upper hand on the brain, so you just keep turning round in circles. Something akin as to why a psy must never attempt therapy on a member of his own family, if you follow me :D As for the façade color, are you sure it needs changing that much ? Once those thick white frames have gone and the new windows nestling more discreetly, correctly positioned and re-proportioned, the aspect will change drastically and be far more streamlined and modern. (the devil is in the detail) I'd also strongly suggest that the wood facing just breaks off around the windows, no framing or finishings. Same thing for all the windows, the small ones too. Entrance : Same as for the windows, that outer frame shouldn't be touching the ceiling, you can try taking that off and painting the door another color before deciding to change it and once again the door could do with setting back a little. You could maybe take that doorstep out while you're at it. Also, i don't know what is happening to the right of the door but i see the concrete steps leaing up and feel it would be good to create another level to make it flush with the bottom of the door if structurally possible. This would tie it all in better and you probably wouldn't need any additional definition to your entrance. Anyhow, as i often quote, i'm a firm believer in " Less is More " , and vice versa of course ^^ Question #4 i can't answer as i haven't really understood the problem And #5 i don't think so, but once the other transformations have been taken care of i think you'll find it speaks for itself. Whatever, it's a very exciting project, the bones are great and i'd love to see photos of progression once you get started.

I agree with Diane's ideas! Grey is a nice color. The only thought I had on having a corner sink cabinet, you may not be happy with it in the end. You have a little corner, and the sink may be too small for you in the end along with not having any storage space. If you can't find any curtains that you love, try a cheap roller blind for now. It will give you a visual look and an idea if you want to stay with a curtain or going a bit modern with a patterned blind or even a roman type shade. It could turn the cozy look into a clean modern look. Framed mirrors are expensive. Call a glass company in your area and have them give you a price on mirrors. It might be quite nice to take the mirror down, and replace the wall there with a complete wall mirror to fit, stopping the mirror at the vanity, and continuing the mirror across the vanity between the sink and window. It will make your bathroom feel much bigger, even though you wont be able to see in the mirror over the sink. Close up the vanity doors with new door. Use props first (white poster to cover up the doors) etc. before you buy anything! Stick on tiles are a great idea! They clean nicely and look great. Although I wouldn't go with the wood look. Your bathtub tiles are old fashioned, go with a stick on floor tile that is easy to look at, try to get samples first. Remember Gray is a sleek clean modern color. It is not a cozy country color. If you don't like the grey in the end, maybe a real pale blue or butter yellow (that would be more of the cozy cottage look).

These houses were designed to look good from the street, regardless of what the orientation was for the Sun. Everything depends on your budget and how far your prepared to go. A friend's house in Queenstown faced the street, the toilet and bathroom had the best view of the lake and the Sun. They got a house removal Coy in, jacked it up put it on the truck drove out and turned it around and reconnected all the services. It then faced the North and West great views and warmth, doubled its value in 3 days!. I replaced my storage water cylinder with a outside gas one, picked up enormous space in our laundry. Another tip is to draw up your "dream" plan, then overlay it over the existing and see what you can really do, your then not influenced by what is already there, and often get a much better insight and removed from the existing. Hi all. Two questions re my living room in a very cool but neglected house in NZ. Property was architect designed, built in 1980 but with a very sixties vibe. So it’s an eclectic / Interesting mixture of mid century architecture (floor to ceiling glass, atrium, flat roof, trees) but with 80s appointments (bathroom colours and fittings, crazy paving, floors, garden hardscaping, etc) After being built (to a high standard) it looks like it was neglected by subsequent owners. We bought it three eyars ago and have replaced the roof, skylights, plumbing and wiring. All stuff that had to be done. We redid the front garden because it needed it but it was also the first project we did for lifestyle reasosn as well – because we wanted to not just because we had to. Nice feeling. Two Questions : First - we’ve been here a couple years, and not really solved the living room furniture layout thing. The room is long and relatively narrow. It’s generously sized, but it always feels a little empty. It’s like it’s too large for a ‘single’ seating zone arrangement, but not quite big enough to create two distinct areas. The reality is I feel I have three different possible things I want to ‘look’ at – the fireplace, the garden via the beautiful end glass wall, and, frankly, the TV and Hi Fi. So we tend to settle on an L shaped arrangement, with the open part of the L facing the window and TV in summer, and reversing it so it embraces the fireplace and TV in winter. So what would I like? I’d like to create an area for talking and an area for tv watching / family time where the sofa s closer, but I’m stumped on how to do that without being too far away from the fireplace in winter (brrrr) or being too close to the very large window and its torrents of sunshine in summer (too hot to be comfortable and furniture fades fast in NZ high-UV sun). Ideas and thoughts welcome. Second question : flooring I was a bit iffy on the (original) marble tiling when we moved in but I've grown to love it. I hate the carpet though which definitely isn’t original. I’d like to replace it but can’t decide with what. I’d prefer something that links the three zones – kitchen and entrance area with its marble tiles, living area (currently carpet) and outside patio (grey concrete tiles). More tiles are out – pretty sure three different kinds of tiles across the three zones would look odd - so I’m tossing up w simply replacing the carpet (what kind? What colour? Grey to match tiles or amber-y to bring down colour from the brick wall?) or installing wooden floors. I was leaning towards wood except when we went to the wooden flooring shop both design consultants suggested simply replacing the carpet would look better (they’re wooden floor salespeople??????) which makes me wonder if they are seeing something I'm not. All advice appreciated. It’s a beautiful house, and any improvements I make are about lifestyle not resale value. I’ll be carried out of this place in a box.
