We recently bought a house at Bunya, Brisbane that I am finding really difficult to modernise and furnish. My wish list is a walk in pantry, fire place/ entertainment tv room and seperate informal dining area. We are also wanting to tile the inside.We are open to loosing the bedroom closes to laundry bathroom area and putting more bifold doors leading out to deck,pool area. Any ideas whether big or small would be greatly appreciated! HELP! (The plan of house is a realestate estimate, not totally accurate)

Comments (5)The house looks very livable. I love that you have concentrated on creating one nice bath with separate walk in shower and a windowed tub! Since you have already thought of it, I'm going to assume that the attic is for future expansion and cannot be adapted for use as the current "away room." We are also in the process of designing a small house, and we've designated our study as the "away room." Ours will open off the dining room. If you switched the locations of the Study and Bed 1 on the same side, you could put french doors or an extra wide door with etched or decorative glass from the hallway into the right hand corner of the study. This would give you a really long diagonal view through the lounge and out the french doors, and from the lounge through the study to the window at the far end... The study window should be increased in width to match the neighboring window in Bed 1, and it then becomes ripe for a small window seat, either a clip on bay bumping out, or a "built-in" bay using narrow built ins on either side. Or both: build "in" for now, putting file cabinet drawers under the window seat, and angled corner units in for storage, and add the bump out bay later when you know whether your offspring would prefer a really cute desk, or a window seat, or a bed nook. You would, alas, lose the door from Bed 1 into the bath.... but honestly, there are lot of doors into that bathroom already, and that one has substantial collision potential. It might be best to make the single access point that door from the laundry. Either a glass panel set high in the bath room doors or a transome would make it easy to tell when someone is in the loo. Other ideas would be to split the nook under the stairs, so that half the depth opens to the lounge, and the other half to Bed2... with the wall thickness, you probably get close to 600mm or 2' on each side. Add a deep bookcase or other built in, and you're easily at a depth that makes both spaces very tucked in. Comments (14)Hi there nicndrew -- wondering if you ever solved your venting issues if you went ahead and put your range into the fireplace. We have a similar issue - 140 year old victorian and the only realistic plan we can come up with for a new kitchen design is to put our range into an existing fireplace. Our floorplan is constrained by a stairwell as well as a couple of weight bearing walls so we need to work with what we have...I am hoping we can vent up and out the side of the house -- four flues in this chimney but the kitchen flue is closest to the exterior wall. Comments (14)We have a 900x900 shower and it's plenty big enough. Neither of your proposed layouts looks that great, to be perfectly honest, sorry! In the first layout, you could improve it quite a lot by swapping the toilet and vanity (centre the toilet under the window on the bottom right of the picture if possible), and having the shower door on the other wall (beside the door). Then, you could have a towel rail on the wall beside the door (i.e. behind the door when it's open), which would be accessible from the shower but hidden when the door was open. An 800x1200 shower might be a good size for your space. You'd have to choose a toilet that doesn't protrude too far, plus a narrow vanity. With that layout, you could have a long but narrow wall-hung vanity, with a big mirror covering the wall between the windows, which would make the room feel bigger and would give a good amount of storage. Comments (7)Hi IdaC, I had the pleasure of living in a California Bungalow many years ago now that had almost exactly the same plan as yours apart from a few modifications that your house has had. The living and master bedroom were switched and the ensuite was just a bathroom from the hallway. The problem with the house plan is the blocking of the rear of the house by the kitchen wall to the hallway and so the circulation goes around through the dining. If you want to alter the layout for a more modern lifestyle with good access to the back yard, I would make the living room another bedroom and put in a new long but narrow bathroom occupying some of the current dining room or possibly part of the existing living if you don't mind a smaller bedroom. The new bathroom can be just 1200mm wide having a 1200 long shower against the outside wall with a high window in it and then the toilet and the vanity near the door. Put the plumbing on the new living wall unless you install full length wardrobes on the wall between it and the new front bedroom. Then I'd delete the back bathroom and make that and the laundry into a walkthrough scullery and laundry and keep the outside door. Put a galley kitchen along the central back wall of the house with an island facing a new dining area where your current kitchen is with double glazed doors to the front hallway. Then make the back bedroom and 3/4 dining room, the living room and open that up to the rear yard. Ideally you'd want the living space on the North side of the house and the plumbing areas on the South, but that might be an expense too far. You could build a really great outdoor entertaining space outside the living room that links with the backyard bungalow if that became an overflow living area/man-woman cave!!!! or just a granny flat or office. If you want to do it in two stages, start by builing the new bathroom and opening up the back bedroom and 3/4 dining into the living room. That way you can start with the three bedrooms where they intend to be. Then you can look at doing the kitchen, scullery, laundry and dining when you are ready and either set up a temporary kitchen in the living space or eat out for a few weeks between when the old kitchen is removed and the new one becomes usable.
