Why would you build a basement in the outskirts of Perth? Building a large shed would be better. Basements are just not a common build in Western Australia unless your land is on the side of a hill, and you use the natural topography of the land. Stratco have a good range of urban or rural sheds which would be fit for your purpose. What is the suburb that you are wanting to build in? Is 200sqm the total size of the block, or just the building envelope?

I think your first call needs to be the Council where your land is located, and ask them if you’re allowed to excavate a basement and what reports they’d require for you to do so. I would predict that the cost will be prohibitive and/or the Council will have restrictions on underground development. Something along the lines of every metre downwards is a further metre set back from the boundary. Out of curiosity I’d be interested in what they say so pls post back what you find out.

This house will be home to my family of two kids which is likely to grow to three kids and I would like this house to last at least for 15-20 years.

@dreamer, I'd like to stay close to the city (within 20km of city, I wish) so I could save time on travel since my job demands physical presence and WFH is not a real option. Having said so, my budget of ~450k is really tight and buying a land plus building a house close to the city is a challenge. A hillside topography is a good idea for natural basement, it will be a project within itself to find such landscape though. I am hoping that a properly built basement will cutdown (or will at least suppress) all the noises from the hobbies\activities and I won't have to sound-proof below-the-ground walls. Thank you for sharing the shed option, but a shed will surely need some sound-proofing, not sure if it's better than building a basement instead. And yes, 200 sqm for the block, I wish I could get more within my budget. A suburb with good train\bus connectivity will be my preference.

I agree with @User, and since it's a young family, noise within the house is not of much a concern, I am worried about the neighbors though 😑. Yes, my plan is to keep an option for 3rd storey since footprint for the layout is not large.

@bigreader thanks and I will keep you posted. Basement in the houses around Perth is a rarity, hence the idea of purpose-built. I am counting on least resistance from Council for construction on a virgin land (if at all such a land exist).

In Perth if you are looking to build all those amenities on only 200sqm block, then this will not be possible. You have to be aware that there are ratio percentages for land coverages. If it is a cottage block within 40km of the city, then it is probably a 75% build to open space ratio. Unlike other world cities, you would not be able to leave the ground floor level unfinished to then put an additional level on in later years. The entire home would have to completed with basement and main floor. Then the basement......this will be a costly exercise. A two storey normal build in Perth costs from $400k to ?? depending on specifications. With adding in a basement, which is not normal construction you are then completely over your $450k budget. My previous post was assuming you were on rural property and the building envelope was 200 square metres. A shed house is not feasible on a suburban block of land. So going back to the original question is $450k enough...NO. Is a basement acceptable.....probably not.

And reading your response re land, I assume you haven’t purchased anything yet.

You may be better to buy an apartment with a tennis court, pool and that is near an oval.

for the extraordinary cost of a basement with waterproofing etc i suggest that you could build a two story house that already includes extra living area and/or use the garage for your hobbies and play cricket in the backyard ..the best that you can do for any new home is choose a block of land and floor plan to take advantage of best passive solar design principles ....check Yourhome.gov for ideas

Basements tricky in lots of area in Perth due to sandy soils. Do lots of research but I doubt it will meet your budget.

I would forget the Basement idea and focus on a house with a double garage suitable for you and your family to live in. Your play room comes second to having a house for the family, the garage could be used for family activities as long as you have provided space to park cars. You can get a lot of sports equipment that are designed for indoor spaces

This is a home for sale in South Lake. $595k for 876sqm with a 4 bedroom 2 bathroom lots of outdoor space and indoor space. It is near the train line and freeway to Perth with good amenities near by. For your wish list and budget, I would be looking at this instead of a tiny 200sqm block. Assuming you were purchasing a block for say $300k then $450k for build. The home below is a good family home that you can make your own. And only 16mins drive to the beach. You can purchase now and be in the home within a short 4 weeks. Building a home, at the moment will take 18 months, from when you find some land.

Here are another two options which are north of the Perth city, both easily accessible to the train line, parks and amenities. You may be really restricting your options with having to have your hobby basement.
