Facade Design Suggestions Please

We are adding a second story to our house, and are wanting to keep it timeless and coastal. This is the current design, but I am unsure whether it’s simple or just too plain. We are wanting to avoid it looking too Hamptons or too much like a project builder home… Any suggestions for improvements? The bottom level can’t change too much to the top will be the new addition. The window next to the garage will be louvre too. Thank you!

Your facade looks exactly like a Hamptons or commonly built Australian coastal home. If you Google Hamptons facade, your home design proposal is what you get. So this is exactly what you said you don’t want. I have attached some inspiration photos for coastal home vibe, without the Hamptons.

Yes, measurements would help. Thank you aldrea1 for other explanation, though. That helps too. It sounds like you are going into a total gut-job! I love this! Great opportunity for your creativity. Also, it looks like you have a petite sized stove. With total remodel you can upgrade to a standard size range. Is this part of your plan? Are you going to replace any appliances? It would be good for you to keep sink and stove in original locations. It is complicated to move the stove's exhaust fan and the sink's plumbing. Not impossible, but probably $$$$$$$ and a lot of hassle…. So, I would start planning with those items--stove and sink on current walls. Wherever you put your refrigerator, it would be best to be sure side view is hidden. If refrigerator stays in current position, you could make peninsula a little smaller, so wall on the right of kitchen entrance could extend further and hide refrigerator edge----Or, move refrigerator to another location… Not too far from sink and counters, though. That would cause you inconvenience. You want a work triangle with not that many steps in-between. Do you currently have a dishwasher? Or are you planning to add one? Not much creativity in placement of a dishwasher---needs to be near water source and drain.. Are you doing the work yourselves or hiring a contractor?

Create a front porch across 2/3 of the front of the house by extending the existing sloped roof on the right side of the house ( except create a balcony behind and between the existing vertical columns). Alternately, create a balcony and porch just around the two existing vertical columns, extending the porch beyond the two existing columns. Use the balcony rail and the porch columns to create the Mediterranean look you seek (arches) -- the effect would be striking. With the pantry being located where it is, it provides a opportunity to make it inbuilt and continue your bench top along. This would then provide more bench space and would make sure you are using that wall to its full potential. However for space and flow and to make your kitchen more ascetically pleasing, we would suggest keeping the island bench and making the appliances integrated. This provides opportunity to make that far wall a feature wall, which can be as simple as a blackboard or pictures, to making it a colour feature (depending on you cabinetry) or even to make it high class you could create a wood paneling feature. I hope this helps, either way you can add bonus features to your kitchen, you can create more storage and bench space with changing the pantry, or you could make a design feature out of that wall. Your layout for you kitchen looks really good and would fit well with the mixture of black and white cabinetry. With the lament bench top, we would suggest melamine (entry level cabinetry) or acrylic bench top, which can come in high gloss feature or matt. The matt surface would go lovely with your choice of bench top, and acrylic is also a affordable cabinetry material. Below are some examples of how Reno4u has incorporated both black and white cabinetry together, without making it to dominantly dark. We feel as if these examples would be perfect for your layout, and depending on if you want more black cabinetry or white you can go either way. This design above is an example with more black than white, can be made matt or gloss with different handles/splash back and wallpaper. With a u shaped kitchen similar to yours, however from the pictures you provided your style may include different design below the island bench. Another kitchen designed by us which shows more white than black, with a bar built in which may suit your design better. This is just a quick google of hamptons facade. Looks a lot like yours. I personally like the look myself. Just seems a bit generic these days though.

I'm assuming you will do the weatherboards in a white tone , which , as the other posts have said , will make it look Hamptons . If you don't want that , but still classy and coastal , I note you mention doing a louvre on the downstairs window , and you have them upstairs .

A heap of thoughts around that though -- do you need the weatherboard / i assume downstairs already is , but it sort of signifies Hamptons , so maybe just rendered flat plasterboards ( like some of Dreamers inspo pictures ) . Maybe pair that with natural ( or varnished ) louvres , they should even age to really get that coastal look .

A couple of different window treatments ( again , louvres , particularly white or light blue , imply Hamptons ) would be battens , probably vertical , instead of louvres , will look modern . Natural will get that beach vibe , or a dark charcoal or Japanese Black will get a non-Hamptons vibe going . A cleaner , moremodern feel would be all the windows in a black frame and dark tint , with internal louvres ?

Another thing would be the garage door . White or a light blue will look 'Hamptons' , whereas a varnished timber door , or even a cedar or similar , will change the look away from Hamptons .
