My ex-husband and I had an issue with a large window that looked out over a sidewalk where people were constantly walking by and looking directly into our living room. We solved the problem by using window film that was one-way so we could see out but it was like a mirror if anyone tried to look in. There are other varieties as well. I think the most impact would come from a well placed, well sized Acer. You can get them grown fairly tall already, Tamata have them and I'm sure there are other places. I'd get one that grows to no more than 3 metres (although check this against your property as scale is hard to gauge from photo), and has changing colours of leaves/bark. I'd place it towards the left of the property, looking at it. That will give some balance to the windows, provide some privacy but not obscure light. It wouldn't be a cheap option but cheaper than painting the house, and would need almost no aftercare. Then some easy care phormiums in the border underneath the windows. Both phormiums and acers come in a range of colours- limes, bronze, purples, oranges, dark reds etc, so choose what you like. The acers are soft and provide movement and variety, the phormiums sharp and provide solid consistent structure. This echoes the plants that can be seen already behind and at the side of the house and should make the hour 'sit within' its environment instead of bing perched on top of it. Also, the edge of the driveway- I would dig a border to just beyond the seam of the gate, lay down a weed mat, and put some stones in there. The garden centre has a range of them, in several colours from white through green red greys and blacks. If you chose reddish (or reddish and lime/orange) tones for your acer/phormiums, I would prob buy a large specimen plant in a pot for the top of the driveway, at the eight hand side of the garage, to link the colours. And maybe paint the front door and have some pot plants there that tone in too, especially in the area near the path that can be seen from the street. For a cleaner line I'd consider painting the lower part of the decking (the vertical frontage) to tone in with your house.

Hi all. Two questions re my living room in a very cool but neglected house in NZ. Property was architect designed, built in 1980 but with a very sixties vibe. So it’s an eclectic / Interesting mixture of mid century architecture (floor to ceiling glass, atrium, flat roof, trees) but with 80s appointments (bathroom colours and fittings, crazy paving, floors, garden hardscaping, etc) After being built (to a high standard) it looks like it was neglected by subsequent owners. We bought it three eyars ago and have replaced the roof, skylights, plumbing and wiring. All stuff that had to be done. We redid the front garden because it needed it but it was also the first project we did for lifestyle reasosn as well – because we wanted to not just because we had to. Nice feeling. Two Questions : First - we’ve been here a couple years, and not really solved the living room furniture layout thing. The room is long and relatively narrow. It’s generously sized, but it always feels a little empty. It’s like it’s too large for a ‘single’ seating zone arrangement, but not quite big enough to create two distinct areas. The reality is I feel I have three different possible things I want to ‘look’ at – the fireplace, the garden via the beautiful end glass wall, and, frankly, the TV and Hi Fi. So we tend to settle on an L shaped arrangement, with the open part of the L facing the window and TV in summer, and reversing it so it embraces the fireplace and TV in winter. So what would I like? I’d like to create an area for talking and an area for tv watching / family time where the sofa s closer, but I’m stumped on how to do that without being too far away from the fireplace in winter (brrrr) or being too close to the very large window and its torrents of sunshine in summer (too hot to be comfortable and furniture fades fast in NZ high-UV sun). Ideas and thoughts welcome. Second question : flooring I was a bit iffy on the (original) marble tiling when we moved in but I've grown to love it. I hate the carpet though which definitely isn’t original. I’d like to replace it but can’t decide with what. I’d prefer something that links the three zones – kitchen and entrance area with its marble tiles, living area (currently carpet) and outside patio (grey concrete tiles). More tiles are out – pretty sure three different kinds of tiles across the three zones would look odd - so I’m tossing up w simply replacing the carpet (what kind? What colour? Grey to match tiles or amber-y to bring down colour from the brick wall?) or installing wooden floors. I was leaning towards wood except when we went to the wooden flooring shop both design consultants suggested simply replacing the carpet would look better (they’re wooden floor salespeople??????) which makes me wonder if they are seeing something I'm not. All advice appreciated. It’s a beautiful house, and any improvements I make are about lifestyle not resale value. I’ll be carried out of this place in a box.

my suggestions has the central entry and a small study off the living room...(twin desks provides more counter and wall storage and avoids sitting face to the wall) there's a generous laundry mudroom with direct external access, a bathroom with separate powder room, more space in the master suite with the window offsett for furniture and more privacy from views across the courtyard and reversing the wiw and ens allows for morning sun in the shower and the wiw creates a sound barrier against the guest room.. adding furniture helps suggest room sizes and there's various setdown spaces and extra storage throughout the house ...luckily there's plenty of room for more than minimum offsets to create a garden, alfresco, courtyard, screened spa room, entry, kitchen and laundry porches, garden sheds and drying areas and careful choice of building sizes allows for a neat gable roof with the extended eaves and a hip roof over bed 3 keeps the whole roof simple and economical to build
