Looks like you might be a bit uncomfortable with the great post idea of moving your sofa out into the room away from wall. If so, could you accept putting it diagonally from the entrance doorway, across that corner where it is, stopping at the edge of your window? That's a bit of a move outward, still can see the fp and tv, and show off your new rug, which could go diagonally in front of the sofa. Then, if you like that, after a while you could move it on out as Deb K suggests. Sometimes intermediate steps are more doable for us than those big changes.Same with painting; if you could first paint just the fp wall, then later paint other walls...seems some color would really make it more homey. Would you cosider a quite contemporary fixture for the light in the center ceiling? Maybe a bit of red could go there!

Hello There: Your home looks like it has some good bones and period features. No one has yet to comment on marrying subway tiles on lower walls, with tongue and groove cladding on upper walls of your space. I am thinking this finished look could well end up looking quite "busy." Lots of competing "grid" lines, etc. If I understand correctly, this space is actually, or ultimately will be, a bathroom. Perhaps you do not want a wood product on lower sections of the walls because of potential water damage, etc. That said, there are excellent paints, sealants, etc., that you could apply that would guard against this. If painting, using Zinsser Sealant as base coat is a good starting point. As another alternative, you could use much larger tiles on lower portion of walls, oriented vertically. I am thinking 12" x 18" (or 24") tiles. Of course, these are more challenging to install, given their greater size and therefore, weight. Despite this, if you have an excellent tiler, it can definitely be done. For example, you could choose glass tiles, either clear or coloured. Going even further, you could install glass panels to lower sections of walls. You could "back paint" them or not. You could apply paint or even wallpaper (with a wonderful design and colour way you'd likely never tire of) prior to installing glass panels. The wallpaper idea, especially if design is more curvilinear in nature, would not be competing with verticality of tongue and groove, but rather, would complement and enhance it. If beautiful wallpaper (or heck, even a mural or timeless design could be painted directly on walls) is applied and then covered with clear glass panels, the overall effect would be akin to that of an art installation. Naturally, glass panels would be considerably more expensive, but would provide a more seamless, less cluttered appearance. Should you like this idea, simply check what thickness of glass would work best, both for aesthetic and safety purposes. If you have a bit of time to shop around for best supplier and price point, you could well suss out a source that will not "break the bank!" :) To affix glass panels to the walls you want to use hardware that is anodized. As an idea, you could use anodized lug nuts that are usually used for automotive purposes. I just looked up "anodized lug nuts" and see they are available in wide array of wonderful, decorative colours. This hardware would be visibly holding your glass panels in permanent place, but they would be a small attractive design element, ultimately adding another layer of visual interest to your space. I believe glass panels would tie in very well with your great, textured/mottled glass panelled door and transom. Too, I think the overall look would achieve a really attractive marriage as various materials, along with period architectural features would "read:" old, new, and timeless. We have a 900x900 shower and it's plenty big enough. Neither of your proposed layouts looks that great, to be perfectly honest, sorry! In the first layout, you could improve it quite a lot by swapping the toilet and vanity (centre the toilet under the window on the bottom right of the picture if possible), and having the shower door on the other wall (beside the door). Then, you could have a towel rail on the wall beside the door (i.e. behind the door when it's open), which would be accessible from the shower but hidden when the door was open. An 800x1200 shower might be a good size for your space. You'd have to choose a toilet that doesn't protrude too far, plus a narrow vanity. With that layout, you could have a long but narrow wall-hung vanity, with a big mirror covering the wall between the windows, which would make the room feel bigger and would give a good amount of storage. Without looking it up , the new Credit Regulations came in on 1 Dec , and there is a fine of up to $200,000 for every instance of 'irresponsible lending' . The problem seems to be that it isn't defined . So a couple who have been together for 5 years , saved $100k , both on $100k plus , have $50k of cars that they are prepared to sell and drive $5k ones , plus 1 lot of parents has $50k to lend them . A house that is $1million they can afford . But what if the female gets pregnant ? What if he loses his job and takes 2 months to get a $50k job ? What if the parent dies and the lawyer wants the $50k back ( or $37.5k of it to distribute to other siblings ) ? Those clothes trucks that go around the lower income suburbs sell a pair of 'knock-off' designer jeans to a solo mum for her 14 year old daughter . They charge $5 a week for 20 weeks , mum and daughter are happy because it fits their budget . You and I can probably find them on-line for $40 , they might be able to too , but to get $40 might mean missing a couple of meals or not prepaying the power , so they don't . I am a director of more than 40 companies . Probably half of them I own 99% of shares , others I own 33% or 40% or 50% . Pre-Covid , combined turnover was well over $250k a day , my property holdings are well into 8 figures . In June/July when I bought the Lincoln Street property , the mortgage was almost a formality -- I've dealt with the same bank for 35 or more years , have good cashflow and own a reasonable whack of my properties . Almost all have mortgages , and the more valuable ones also have floating charges , but I doubt I am classed as a risky borrower . Tenders close on this place in just under a month , but as it is technically not livable ( a couple of walls have been taken out and additions started -- they have closed it in with building paper and ply and wrap ) , I cannot get a mortgage , even though my intention is make it better , spend up to $1.5mil , and live there for at least 15 years ( I will have turned 70 by then haha ) . So if I do get it , rather than a approx 3.5% mortgage , I will have to get it via Bridging Finance ( at 11% ) , then after a year or 18 months , when everything is complete and Lake Crescent ( my current place ) is hopefully sold , and hopefully the rules have been clarified , I then go the through process of getting registered valuations and applying for a mortgage etc . Assuming Lake Cres sells for around what everything thinks , even after spending $1.5M on alterations , the mortgage should be under $2M and valuation likely to be around $7.5M ( land and stables etc will make up about half that ) , but right now its harder to get that than it was to get funding for Lincoln Street , which depending on exactly how it all pans out , will be $15M plus when complete .
