The pictures are not good (sorry) and to be honest whilst I'm renovating I don't have the courage the post much at all ..well at least until it's finished but here are a few enclosed. My real idea is to get a discussion going that we might all enjoy. and yes how light strikes (as in angle?) can impact on even the paint colour etc. I see so many questions from readers about wallpaper paint colour etc and yet experts and skilled people such as yourself will know that it's the cohesion that has to work and light can play such a huge part. A wallpaper can be purchased and then prove disappointing if used in different a light as can paint - which is why we use your good services where possible! I've a pile of boards each with different colours (I use linen style artists boards as I can shift them around - I leave a white border on them to allow a suitable contrast) The small bedroom picture with the striped curtains was more to show that curtain colour - it's now blended with duck egg blue paint (sorry it's a New Zealand company called Resene's so it won't be known of there but called Robin's Egg Blue), ivory carpets which I had edged in a green/blue wool. Before these drapes (Laura Ashley) were in a different room and just didn't work. The bedroom hasn't been finished (See? I'm still a tad embarrassed) but I mentioned these as with incandescent lights this curtain colour did not work at all. Taking my courage in both hands and uploading a picture of the main living area which is to be painted next to do away with the strong saturated green..very dark and gloomy as the natural light is very limited. Hoping you can't see the paint splotches on the wall. Another lesson I learned is to paint a surface white and THEN paint the choices. If we don't do this the original surface colour 'bleeds'. So I really hope to have others including myself recognise that we have to have one eye to the climate and outdoor colours all the time as well as the same paint colour possibly being different from room to room. I understand wanting to keep the views from as many rooms as possible. However, how much time is spent in the bedrooms? And is the view visible the majority of time one spends in the bedroom? Consider that the most restful, secure sleep is obtained when the bed is placed opposite the entry door. That is not possible in any of your current bedroom layouts. Perhaps you should consider single solid glass French doors or windows flanking the beds opposite the doors rather than the large windows you show on the plan. Choice of doors or windows would be based on accessibility to a deck. I assume bedroom 1 and the office/bedroom have built-in bunk beds. I think the deck between the family and bedroom 3 seems inaccessible and a bit of a waste, and I wonder how one gets outside from the kitchen with the trash, etc. Do you have no plans to garage the vehicles?

Your layout for you kitchen looks really good and would fit well with the mixture of black and white cabinetry. With the lament bench top, we would suggest melamine (entry level cabinetry) or acrylic bench top, which can come in high gloss feature or matt. The matt surface would go lovely with your choice of bench top, and acrylic is also a affordable cabinetry material. Below are some examples of how Reno4u has incorporated both black and white cabinetry together, without making it to dominantly dark. We feel as if these examples would be perfect for your layout, and depending on if you want more black cabinetry or white you can go either way. This design above is an example with more black than white, can be made matt or gloss with different handles/splash back and wallpaper. With a u shaped kitchen similar to yours, however from the pictures you provided your style may include different design below the island bench. Without looking it up , the new Credit Regulations came in on 1 Dec , and there is a fine of up to $200,000 for every instance of 'irresponsible lending' . The problem seems to be that it isn't defined . So a couple who have been together for 5 years , saved $100k , both on $100k plus , have $50k of cars that they are prepared to sell and drive $5k ones , plus 1 lot of parents has $50k to lend them . A house that is $1million they can afford . But what if the female gets pregnant ? What if he loses his job and takes 2 months to get a $50k job ? What if the parent dies and the lawyer wants the $50k back ( or $37.5k of it to distribute to other siblings ) ? Those clothes trucks that go around the lower income suburbs sell a pair of 'knock-off' designer jeans to a solo mum for her 14 year old daughter . They charge $5 a week for 20 weeks , mum and daughter are happy because it fits their budget . You and I can probably find them on-line for $40 , they might be able to too , but to get $40 might mean missing a couple of meals or not prepaying the power , so they don't . I am a director of more than 40 companies . Probably half of them I own 99% of shares , others I own 33% or 40% or 50% . Pre-Covid , combined turnover was well over $250k a day , my property holdings are well into 8 figures . In June/July when I bought the Lincoln Street property , the mortgage was almost a formality -- I've dealt with the same bank for 35 or more years , have good cashflow and own a reasonable whack of my properties . So if I do get it , rather than a approx 3.5% mortgage , I will have to get it via Bridging Finance ( at 11% ) , then after a year or 18 months , when everything is complete and Lake Crescent ( my current place ) is hopefully sold , and hopefully the rules have been clarified , I then go the through process of getting registered valuations and applying for a mortgage etc . Assuming Lake Cres sells for around what everything thinks , even after spending $1.5M on alterations , the mortgage should be under $2M and valuation likely to be around $7.5M ( land and stables etc will make up about half that ) , but right now its harder to get that than it was to get funding for Lincoln Street , which depending on exactly how it all pans out , will be $15M plus when complete . Interesting couple of months . This is a picture taken from a spot towards the rear of the property -- a bit clearer than the other ones .
