Bedroom to garage?

We want to downsize our house, and an option is to turn one end into a garage. Has any body done this? If our house is 80 square metres, then our kids can build a 3 bedroom house on our block as the main house, and our house would be classified as a granny flat.

It would be almost impossible to even make a guess , even with more information .

First , you would need to know which walls are load bearing ( difficult and costly to remove and keep the strength ) , particularly external walls ; then theres things like ceiling height , roof trusses , all sorts , maybe even power and water . Then , what will it look like ? A visual disaster , or a visual symphony ?

And as far as granny flats etc go you'd definitely want to check out whether that includes garages and even terraces under the same roofline etc .

My gut feeling is that , as it sounds like you have the space , it may be cheaper and have better resale if you built a new granny flat , and had the family stay in 'your' house , even if you extended the existing place -- changing yours to something smaller ( and risk looking weird ) , then building something new but bigger , is a strange way of getting to the goalpost .

Not yet. We actually have JUST engaged an architect to draw up an older school house we are hoping to purchase and use as an addition onto the left hand side of the house. Obviously if that purchase goes through, we will hire the architect to work on both the connection of the new building to the house as well as the front entryway. Here is the floor plan of the house. The small bedroom (bedroom 4) sits directly behind the lounge. We are also thinking about removing part of the wall there so that you would walk into the home and see directly into the lounge or turn slightly right and enter the kitchen.

Thanks for the replies! My wife suggested we talk to a local real estate agent, so i think that is a good idea... just that Im not sure how helpful they are likely to be if we arent selling yet :) As for saving for our dream house, I dont disagree, however if doing this up nicely over the next ~5 years or so while we live here nets us some extra in the eventual sale, then that of course will help us as well. Interesting thing happened today actually. I got a knock on the door and one of the older neighbours asked if he could take some lemons from the tree. I of course said yes. Anyway he was telling me he had lived in the street for 40 years. I asked him if the house had always looked like this, and he said no that ~30 years ago the old old owner did a massive renovation and pulled off the timber and put up the bricks and gutted the inside of the house. Interesting stuff!

suggestions for our new build

We are late 50's couple with 1 adult child living at home. The house design is unusual because of the unusual shape of the section. We are using the maximum coverage of the section at 40% The views are to the North out of the 2 lounge windows and 1 floor to ceiling window. We want this to be a house that has clever storage and all space to be utilised. Hopefully this is the house we retire to soon. We'd really like suggestions how to better use the space we do have. We have never built before and want to get it as right as we can. Our long term plan is to use the 2nd bedroom as an air bnb space with access around the back of the garage through sliding door into the bedroom. The bathroom and bedroom 2 can be locked off from the rest of the house. We have a medium sized dog and cat that share our space too. Thanks in advance for the suggestions.

I didn't see this either , and how long is a piece of string ? Wellington ( a bit like parts of Queenstown ) is known for steep slopes and high winds , so the actual design will affect things a lot -- my sister once 'conned' me into moving her to Wellington when she got a Government job . We loaded one of my small trucks and drove several hours , when we got to her new place on the side of Mt Victoria with lovely harbour views , it seems she had forgotten to mention that the new house was the one up there -- yes , a 1920's build 130 steps up from the street . Hard enough moving a glass fronted china cabinet and solid Kauri 1880s dining table -- imagine carting every bit of timber , tile , window , kitchen appliance up there !

One other thing I must add -- I understand most 'granny flat' rules apply to new builds . In other words , if you take a 40 year old 200 sq mtr place and reduce it to 80 sq mtrs , plus a garage , workshop , man cave , spa pool , alfresco , and terrace -- does that count as a granny flat ?

And even if it does ( presumably so you can fit within the relevant increased percentage of ground coverage rules ) , can you then do a 400 sq mtr new build because the existing place is 'only a granny flat' ? I suspect a lot of councils will put that all in a 'new build' category , and you'll have to fit those rules .
